PROPERTIES AND SPACES
The Bundle: Airbnb Listing Audit, Facebook Audit, Full Tour Video, 30-Second Teaser Video, and On-Site Photography
Stark Manor is a 190-year-old Scottish-rooted manor on 94 acres in southern Indiana, home to a herd of Highland cattle, outdoor bearclaw soaking tubs, and one of the most genuinely unique guest experiences I have ever had the pleasure of staying in.
For this project I stayed at the property as a guest. That is how every short-term rental audit and content project starts for me. I walked through the front door, fed the cows before 9am, sat in the sunroom with my coffee while the herd grazed outside, and soaked in the details that make Stark Manor feel the way it does. I took extensive notes throughout my stay, because experiencing a property as a guest is the only way to write about it as one.
From there I delivered a full Airbnb listing audit with a complete listing rewrite ready to copy and paste, a Facebook audit with bio copy and a content strategy, a full length tour video and a 30-second teaser, and a library of on-site photography from inside and out.
Stark Manor — Gosport, Indiana
The 30 second tour video:
Shelly had already done something most hosts never do. She led with the history and the heart of the property from the very first line. The bones were genuinely good. What the listing was missing were the specific details that turn someone browsing into someone booking.
Through my stay and audit I identified several key opportunities. Some of the property's most unique and searchable features were absent from the listing entirely. The description lacked the specific, story-driven details that create an emotional connection before a guest arrives. And a few well-intentioned notes were unintentionally introducing hesitation right at the moment someone was deciding whether to book.
The rewrite rebuilt every section around the experience of actually being there. Each standout feature got the space and language it deserved. Seasonal hooks were added to give guests a reason to choose a specific time of year. Searchable amenities were worked into the title. And anything that could give a guest pause was reframed to highlight the character and charm of the property instead.
Results pending. Shelly is in the process of implementing the updated listing and I will be sharing booking performance once it goes live.
Vaughan Farmhouse— Wears Valley, Tennessee
The Bundle: Airbnb Listing Audit, Instagram Audit, Full Tour Video, 30-Second Teaser Video, and On-Site Photography
Vaughan Farmhouse is a historic 1835-era farmhouse tucked into Wears Valley, Tennessee, just outside the Great Smoky Mountains. Brian has been a Superhost for nine years, holds a 4.98 rating across 216 reviews, and has earned the Guest Favorite badge, which Airbnb research shows appears roughly 40% more often in search results. The property is genuinely exceptional. The listing just had not caught up to it yet.
For this project I stayed at the farmhouse as a guest. That is how every short-term rental audit and content project starts for me. I woke up to mountain views from the porch, had coffee while the mist rolled through the valley, spent time in every room, and paid attention to the details that make the Vaughan Farmhouse feel the way it does. The generational story of the Vaughan family, the history of the home they built and their roots in the community, was buried at the bottom of the listing where almost no guest would ever scroll to find it. The hot tub, Brian's single most searchable amenity on Airbnb, was not in the title at all. And the Instagram account had beautiful photography but nothing pointing a new visitor toward the property's story or a reason to book.
From there I delivered a full Airbnb listing audit with a complete listing rewrite ready to copy and paste, an Instagram audit with bio rewrites, a content strategy, and a 30-day content calendar built around the Vaughan family history as a competitive moat no modern Smokies cabin could ever claim, a full length tour video and a 30-second teaser, and a library of on-site photography from inside and out.
The 30 second tour video:
Brian had already built something most hosts spend years working toward. The ratings, the reviews, the Guest Favorite badge, all of it was there. The listing even had a lot of the right information in it. What it was missing was a reason to feel something before booking.
Through my stay and audit I identified several key opportunities. The most compelling detail about the entire property, the generational story of the Vaughan family and the home they built, was buried where almost no guest would ever scroll to find it. The opening spent its most valuable space on information already visible before a guest even clicks the listing. The title was using every character on adjectives when it could have been capturing guests actively filtering for specific amenities. And one small but well-intentioned note was quietly introducing doubt right at the moment someone was deciding whether to book.
The rewrite rebuilt the listing around the story first and the specs second. The family history moved to where it belongs. Searchable amenities were worked into the title. The structure was tightened for the way most guests actually read on mobile. And every section was reframed to build confidence rather than hesitation.
Results pending. Brian is in the process of reviewing the updated listing and I will be sharing booking performance once it goes live.
CREATIVE PROJECTS & CONTENT
Katie Steckly — Content Creator, Entrepreneur, and Founder of Creatorly Media
Online Business Management, Operations, Team Management, and Strategy — ongoing since 2020
Katie Steckly is a social media strategist, content creator, and entrepreneur with over 386,000 YouTube subscribers and 213,000 Instagram followers. She is also the founder of Creatorly Media, a video editing agency built to serve fellow YouTubers. By the time most people find Katie online, they see a polished, multi-platform business that looks like it runs itself. What they do not see is the operations, the team, the systems, and the strategy running quietly in the background.
That is where I came in. I joined Katie's team in 2020 as her online business manager and have been a core part of her business ever since. My role has spanned managing the team of editors at Creatorly Media, supporting the development of digital products for her personal brand, assisting with YouTube production, and helping her identify and launch new income streams. The goal every single day was to take enough off her plate that she could focus on the one thing that actually grows her business, creating content and showing up for her community.
In the five years we have worked together, Katie's annual profit has grown from $80K CAD to over $300K CAD. That growth did not happen by accident. It happened because she had the space to build, and I helped make that space.
“Ever since Shelby joined my team in 2020, my business has completely transformed. Shelby is committed to organization, creativity, strategic planning, and thinking outside of the box. From managing my team of editors at my agency, Creatorly Media, to developing digital products for my personal brand, and assisting me with YouTube edits, Shelby’s skills really cover the full range of what a content creator or online business owner needs.
More than her technical skills, where Shelby really shines is her compassion, empathy, and true commitment to the success of those she works with. You will be hard pressed to find a someone more kind-hearted and dedicated than Shelby! She always puts her best foot forward, and takes feedback and suggestions with a smile.
Having Shelby on my team has enabled my business to grow from about $80K CAD in annual profit back in 2020, to now over $300K CAD. I can’t recommend Shelby highly enough.”

Jules Acree — Content Creator, Entrepreneur, and Wellness Lifestyle Brand
Business Strategy, Content Strategy, and Creative Support - 2025
Jules Acree is a content creator and entrepreneur with a loyal following built around intentional living, wellness, and the kind of slow, thoughtful lifestyle content that people actually stop scrolling for. She is the kind of business owner who has a hundred ideas at once, each one genuinely good, and what she needed was someone to help her figure out which ones to move on, how to move on them, and what to do next.
That is the work I did with Jules. She would come to me with a thought, a direction, a feeling about something she wanted to create or offer, and I would turn it into an actionable plan. We spent our time together strategizing on her online presence, her content calendar, her email newsletter, and her business as a whole. When she needed something executed I was there for that too, editing, content creation, whatever the moment called for. But the heart of our work together was always strategy. Thinking clearly, planning intentionally, and making sure every piece of content and every business decision was pointing in the same direction.
Shelby is such a gift to work with. She not only comes up with creative, thoughtful ideas—whether it’s content, optimizing my offerings, or finding ways to make the most of what I already have—but she can execute them too. That alone has been huge for me, because I’m no longer the bottleneck. She’s intentional, reliable, and just an all-around wonderful person to have on your team.
-Jules Acree
what some of my other clients are saying:
Shelby's team at Kay & Co has helped me finally get my content out of my camera roll and published. I had been sitting on content for months without the time to polish and edit. The team at Kay & Co has been able to help edit my clips, and add all the additional embellishments (audio, overlays, text ect) to make my content ready for the feed. The team gets to know each creator individually so that the final product still holds true to my brand! - Léa Marie Bee
Working with Shelby is such an incredible experience! She took the time to learn my brand, paid close attention to every detail, and made sure the final video reflected exactly what I envisioned. Her communication was always kind, clear, and professional, and the end result was absolutely perfect. I couldn’t be happier with her work! - Pamela Krista
Shelby and her team have been absolute lifesavers. Starting from scratch, they've guided me thoughtfully at every step. They bring structure and independence, but always with a sense of customization and care that makes working with them such a pleasure. - Jimmy McWhinney
